Application Process

  • We offer Applications to everyone who wants one. This may result in a competitive situation among applicants.
  • We process completed Applications in the order in which they are received.
  • The Application process includes review of criminal, eviction and credit records as well as rental histories and proof of income. Information that you will need to provide includes:
    • Copy of each prospective adult tenant’s photo ID
    • Proof of income for each prospective adult tenant (such as two most recent paycheck stubs, hire letter, bank statements, or tax returns)
  • We will only approve or deny Applications once we have been able to verify all information provided.
  • If we are unable to verify information on an Application, or if the Application is incomplete, the Application may be denied.
  • Each prospective tenant over 18 years of age must submit a separate signed Application.
  • We will begin processing Applications within one business day of submittal.
  • If your Application is accepted you will have 24 hours to bring in the balance of the Home Security Deposit required for this property (see below).
  • Allowable holding times (the period before the rental term begins) will vary depending on whether the property is currently occupied and depending on market conditions. Please be prepared to discuss this with YQC Properties before submitting any Applications.

Screening Fee and Holding Deposit

  • Each Application must include a non-refundable Screening Fee of $45.00. We will not process an Application without the paid Screening Fee.
  • A single $300.00 Holding Deposit will be collected with all Applications submitted jointly. A “Deposit to Secure Occupancy” agreement will be signed by all applicants at that time.
  • The Holding Deposit will only be refunded if the prospective tenant(s) Application is denied.

Home Security Deposit

  • A Home Security Deposit normally equal to one month’s rent plus $250 per pet (if allowed) will be collected upon your application(s) approval.
  • The Holding Deposit will be applied toward the Home Security Deposit.
  • At the time the Home Security Deposit is collected and deposited into YQC Property’s Clients’ Trust Account, the rental property will be taken off the market. The Home Security Deposit will NOT be refunded to you if you do not move in.
  • The Home Security Deposit will be refunded upon move-out only if the house is returned in its original condition. There are typically charges for professional cleaning of the residence interior, including carpet cleaning, at the end of a tenancy.

An additional $25 per month may be collected as rent (nonrefundable) for each pet.
No Smoking is allowed in any of our properties.
Residents are responsible for all utilities & yard maintenance.
